31 Duncan St is a new office development, situated in the heart of Fortitude Valley. It is a 17 storey commercial office with Urban Utilities and CS Energy as anchor tenants. The car park accommodates 459 car bays across 6.5 levels of car parking and 5 street + 2 nested access points. Building Management’s challenge was to efficiently provision secure car park access for their Tenants as well as accommodate 24×7 Public parking, operated by Secure Parking.
In March 2023, InterOffice designed and delivered a Hybrid Car Park Management Solution to meet the needs of the Tenants, Building Owner and Secure Parking (public car park operator). InterOffice office is responsible for managing 303 Tenant Parking Bays (across nested and public zones), whilst Secure Parking operate the balance of public zone bays for Public Parking.
The Tenants 400+ Fleet Vehicles, requiring segregated, nested access and compliance requirements, added to the complexity of provisioning a multi-usage car park solution.
OpusPark equips Tenants with real-time self-management of their car parking bays, via a secure web-based Admin Portal. All users’ parking access is governed by a series of business rules which serve to assign Reserved, Unreserved or Pooling Bays to the user. Smart Occupancy management is embedded to report on tenant parking compliance and facilitate desired parking behaviour.
OpusPark is the ‘single point of truth’ for car park access at this asset. It’s enhanced security features have offered Building Management and Tenants additional insights and data which a traditional car park operator can not provide. For example, real-time licence plate access data, video footage, booking projection reports and occupancy heat maps, citing some of our features.
